WHEN CAN I GET THE KEYS?
If immediately before settlement the seller occupies the property and its the seller’s principle place of residence, the seller may remain in the property until 12 noon on the day immediately following settlement. If however, the property is vacant, keys can be handed over at the time of settlement.
WHO SHOULD I NOTIFY ABOUT THE CHANGE OF OWNERSHIP?
As your Settlement Agent we notify the local authorities, Shire, Water Corporation/ WA Planning Commission and Land Tax Department. You will need to notify utilities such as electricity, gas, phone and internet provider. Make sure you cancel your home and contents insurance only after the settlement has gone through.
AM I ENTITLED TO THE HOME BUYERS ASSISTANCE FUND OF UP TO $2,000?
To be eligible:
- maximum purchase price of home is $400,000 and under.
- the home must be purchased through a licensed real estate agent.
- you must be obtaining finance through a lending institution.
- you must live in the home for a minimum of 12 months, the home must not be rented out during this time.
- you must be a FIRST HOME OWNER. You have 90 days to lodge your application form from the date of acceptance of your contract of sale.
WHAT IS PEXA?
PEXA (Property Exchange Australia) is Australia’s online property exchange network. It assists members – conveyencers / settlement agents, lawyers and financial institutions to lodge documents with Land Registries and complete financial settlements ELECTRONICALLY. From December 2018 it became mandatory for all property transactions in WA to be completed electronically where they are capable of being transacted electronically.
WHAT IS VERIFICATION OF IDENTITY (VOI)?
It is a Landgate requirement that all buyers and sellers of a property in WA complete The Verification of Identity process.
Form of identification include but are not limited to:
Category 1
- Australian / New Zealand Passport
- Drivers Licence
Category 2
- Birth Certificate or Australian Citizenship Certificate
- Medicare Card
- Passport
